Santa Rosa County holds several distinct rental markets within a short drive of one another, and each one attracts a different guest for a different reason. Gulf Breeze sits on the peninsula between Pensacola Bay and Santa Rosa Sound, minutes from Pensacola Beach across the Bob Sikes Bridge, which makes it a favorite among families who want beach access without beachfront pricing and among visitors who would rather stay somewhere quiet than somewhere crowded. Navarre and Navarre Beach draw guests looking for the least developed stretch of the Emerald Coast, along with a steady flow of military families connected to NAS Pensacola, Hurlburt Field, and Eglin.
Understanding who is actually booking your property shapes everything that follows, from the photographs we lead with to the amenities we highlight to the length of stay we price for. A three bedroom home on a Gulf Breeze cul-de-sac and a Navarre Beach condominium are not competing for the same guest, and pricing them from the same template leaves money on the table in both directions.
We build your listing and your rate strategy around the guest your property actually attracts, which is how we keep occupancy strong through the shoulder seasons rather than only in July.
Gulf Breeze changed considerably for short-term rental owners in late 2024, and a great many owners have not caught up.
On November 18, 2024, the City Council adopted Ordinance 05-2024, which requires every short-term vacation rental operating inside the city limits to hold a Registration Certificate. The annual fee is modest, and the certificate itself is straightforward, but the documentation behind it catches owners out. You will need your property deed, a government-issued ID, proof of payment for a Santa Rosa County Business Tax Receipt, your Florida DBPR Vacation Rental Dwelling License, and, if the property is held in an entity, your Articles of Incorporation and fictitious name registration.
Registration also triggers inspections from both the Fire Department and Community Services, which verify that the details in your application are accurate and that the property meets minimum fire and life safety standards. This is the step that surprises people. It is entirely manageable when you know it is coming and prepare for it, and it is a genuine problem when an inspector arrives and the property is not ready.
The scale of the gap is worth knowing. When the ordinance was being debated, eleven single family homes in Gulf Breeze were registered with the state while a search of Airbnb showed forty-two actively booking. Most of those owners are not avoiding anything. They simply do not know the requirement exists.
Every BNV owner receives a written guide covering the registration, licensing, and inspection requirements for their specific property, with the deadlines laid out, so this is understood before your first guest arrives rather than discovered afterward.
Santa Rosa County levies a tourist development tax of five percent on short-term stays, collected and remitted to the Santa Rosa County Clerk of Court. Booking platforms collect this on reservations made through them, while direct bookings remain the owner's responsibility, and the filing is generally monthly. We make sure you know which of your bookings are already covered and which are not, and if you would rather not manage the filing yourself, we can handle the remittance on your behalf for an additional fee.
Guest standards matter more in a residential neighborhood than they do anywhere else, and we treat them as part of the service rather than as fine print. Occupancy limits, parking expectations, and quiet hours are written into your listing and your house rules before a guest ever books, because setting the right expectation up front is the most reliable way to attract considerate guests and to keep the relationship with your neighbors intact.
That relationship is worth protecting for its own sake, and it is also worth protecting because in a city that has just introduced a registration ordinance, the properties that draw complaints are the ones that draw attention.
Our management fee is twenty percent, full service, covering guest communication, cleaning and maintenance coordination, listing creation & management, and the direct line to us that every BNV owner has.
In addition, you pay for the three tools your property runs on: Guesty for guest communication, PriceLabs for dynamic pricing, and smart lock management. These are billed at exactly what they cost us, without markup, and every line appears in your agreement before you sign anything. We would rather you see the complete picture at the outset than discover it later.
We manage a small portfolio by design. Every owner works directly with us rather than an account manager who changes from one season to the next, and that personal relationship is the reason 5-star standards are consistently met at our properties.
Before you commit to anything, we will walk you through exactly how your property would be managed: the pricing approach, the cleaning and turnover plan, our storm preparation protocol, and what your monthly owner statement will look like. We would rather you make this decision with complete information.
